Context

The Franklin Tower represents 71,128 m² of office space in the heart of La Défense. Faced with the requirements of the Tertiary Decree and facilities reaching the end of their life cycle, Esset Property Management was looking for a solution that would allow it to act quickly without impacting its balance sheet.

The selected ESCO program integrates auditing, design, financing, implementation, and continuous monitoring over 5 years. A single contract, a single performance obligation — with contractually guaranteed savings from the first year.

Our main challenge was to renovate this building without jeopardizing our financing plan. The ESCO approach changed everything: the renovations are self-financing through the savings generated. We have since applied this model to other assets in our portfolio.
